Window replacement is one of the biggest comfort upgrades an island house can get. We take out windows that are drafty, fogged, stuck or rotted at the sill. New vinyl or fiberglass units go in, flashed and sealed for weather that blows in off the water. Whidbey Roofing and Siding is based in Langley, so there is no ferry wait for a bid.
A window is only as good as the opening it sits in. We line the opening, set a sill pan and tie the flashing into the weather barrier. If we find rot in the sill or the framing, we handle that rot repair first. Then the trim goes back and the wall looks like it always did.

Old windows show their age in a few plain ways. Fog between the panes means the sealed glass unit has failed, and cleaning will not fix it. A sash that sticks, drops or will not lock is worn out. A draft you can feel a foot away usually starts at the frame.
Island weather finds the weak spots. Rain falls most of the year, and wind drives it sideways at waterfront and bluff homes. Island County design criteria list a basic wind speed of 97 miles per hour, and hills add to that. Salt air is hard on hardware and old wood.
Water usually gets in at the sill and the lower corners. It runs behind the trim and soaks the framing before anything shows inside. Soft wood or a stain under the sill means the repair is bigger than the window. We open the wall and look before we write the estimate.
The first choice is how the new window goes into the opening. An insert window sets inside the frame you already have, once the old sashes come out. Your siding and outside trim stay put, and the wall stays closed. The tradeoff is a little less glass, because the new frame sits inside the old one.
Full frame replacement takes the old frame out down to the rough opening. That is the right call when the sill or the frame under it has rotted. We line the opening with a waterproof membrane, set a sill pan and lap the flashing onto the wall. Some siding comes off at each opening, and we put it back when the window is in.
New construction windows have a nailing fin around the frame. They go in when the siding is already off, which is why we set them during new siding work. The fin laps over the flashed opening, and the jamb flashing laps over the fin. That ties the window into the weather barrier on the sheathing.
A good window bid covers the install as much as the window itself. It should name the frame material and say whether the install is insert or full frame. It should also say who repairs rot behind the trim, and who puts the siding and paint back.
