Camano Island roofs take weather from two sides. Saratoga Passage runs down the west shore and Port Susan down the east. Wind and salt air reach most of the island, and the bluffs catch the worst. Inland the problem flips. Under the big firs at Elger Bay and Camano City, north slopes stay damp and moss takes hold.

Camano Island is about 15.6 miles long and never more than a few miles wide. Saratoga Passage sits on one side and Port Susan on the other. Salt air carries well inland on a strip of land that narrow. Island County lists a basic design wind speed of 97 mph, with topographic effects added on exposed sites. Bluff tops and open water frontage feel that most.
Wind is only half of it. The firs and cedars that shade Elger Bay, Camano City and the Country Club drop needles and cones all year. Needles pack into valleys and gutters and hold water against the shingles. Moss follows on north-facing slopes. Once moss lifts a shingle edge, wind gets under it and a leak starts at the seam.
Leaks on island homes usually do not start in the middle of a roof plane. They start at flashing, valleys, skylights, vents and the roof-to-wall joints on additions. Those are the spots where wind-driven rain gets pushed uphill.
Camano filled in late. Summer cabins went up along the easiest beaches in the late 1920s. After the Second World War, logged-off land was platted into neighborhoods. Rocky Point and Maple Grove came first, then the Country Club development. The island held 1,395 people in 1960 and 17,356 in 2020.
A lot of those cabins are year-round houses now. They were added onto a room at a time, so the roof grew with them. That leaves valleys, roof-to-wall joints, low-slope porch tie-ins and dormers that were never flashed to work together. Those seams are where an old roof usually gives up first.
The island also has plenty of shops, barns, carports and patio covers. Standing-seam metal roofing suits those buildings, and it works on a house just as well. Metal sheds fir needles and moss instead of holding them.
Camano Island has no cities on it. The whole island is unincorporated Island County, so the county handles building permits from end to end. The county building department says new and replacement roofing projects require a building permit.
Applications go through the county's online Public Portal. The county also takes them in person at its Coupeville counter. There is a Camano annex on North East Camano Drive as well. Rules change, so confirm current requirements with the county permit office before work starts. Where the jurisdiction lets the contractor apply, we can pull the permit for the job.
Island County also publishes the design numbers a roof has to meet. Ground snow load is 20 psf and the seismic design category is D-2. The county table does not call for ice barrier underlayment. We still detail eaves and valleys for the way rain drives here.
Salt air works on nail heads, fasteners, gutter seams and the paint on south and west walls. Wind-driven rain then pushes water behind trim and siding joints that have opened up. On a waterfront or bluff lot the wall takes almost as much weather as the roof.
That is why so much of our exterior work starts as wood rot repair. Rot shows up in fascia, soffits, window sills, door thresholds and the posts under carports and patio covers. We cut it out and find where the water was getting in. The rebuild happens before new siding or gutters go on.

They installed a new metal roof on the house we purchased and were able to start quickly which meant it was nearly done by the time we moved in. Whidbey Roofing and Siding (WRS) was the only contractor on the island willing to take on a smaller, but significant project at our home. We do not have a garage, but a carport and patio that not only needed new polycarbonate roofing material, but more importantly some of the supporting wood structure needed replacement due to dry rot. This carport is custom built, but Jeff and WRS did not flinch in suggesting options for roofing and quickly summarizing the scope of structural replacment and improvement needed. Though we had to go with a less expensive roofing option that was not WRS' first choice, they had no problem working with us to use the material they suggested for the 2nd choice, tear-down and replacing the parts of the carport-patio cover support structure needed (which ended up being one-half of the whole cover-structure), assessing the rest of the structure for integrity, painting the structure for us, improving the material used for the facia at their suggestion and being accurate and timely with their work. Jeff the owner and Mike the carpenter/lead worked forthrightly and diligently to re-roof and improve the integerity and safety of a one-off custom carport-patio cover support structure that at least one other contractor said "Hmmmmm" to and did not want to touch. We appreciated WRS' efforts for this as this carport-patio covers the length of our home and plays an important part of our outside-space. Jeff and Mike were also very good with cleanup and hauling out the old materials. Thanks guys.
