What happens during a skylight installation?

A new skylight starts with picking the spot. We look at the room with you and check the framing above it. Then we cut through the roof deck and frame the new opening.

Skylights mount one of two ways. A deck-mounted skylight is installed directly onto the roof deck. A curb-mounted skylight sits on top of a framed curb built onto the roof. You also choose between a fixed skylight and a venting skylight that opens.

Once the skylight is mounted, the flashing goes on to keep out weather and water. A skylight flashing kit pairs adhesive underlayment with flashing pieces that fit around the unit. On a shingle roof, the kit ties into the shingles around the skylight.

Skylight replacement and leaking skylight repair on Whidbey Island

Fog between the panes that will not clean off means the seal has failed. Cracks in a skylight can let water into the house. Stains on the drywall around it often mean moisture is getting through.

How much does skylight installation cost?
Price comes down to whether we cut a new opening or replace a skylight in the opening you have. Roof type, pitch, fixed or venting, the light well and any rot around an old skylight all move it. Can you replace a skylight without replacing the roof?
Yes. We open the roofing around the old skylight and set a new one in the same opening. It gets new underlayment and a new flashing kit, and the roofing goes back around it. If the roof is near the end of its life anyway, doing both together means opening the roof only once.
Why does my skylight drip when it is not raining?
Condensation forms when warm, moist air from inside the house meets a cold skylight. Drips on a cold, dry morning usually point to condensation. Drips or stains that show up after rain point to a leak. We can look at the skylight and tell you which one you have.
Do I need a permit for a skylight in Island County?
Island County says new and replacement roofing projects require a building permit. A new skylight also cuts into the roof framing, so ask the permit office what your job needs. Inspection requests go through the county's online Public Portal. Langley, Coupeville and Oak Harbor handle permits inside their own limits, so check with the office that covers your address.
How do I choose skylight installers?
