Tear-Off and Roof Remodel in Langley, WA

Tear-Off and Roof Remodel · Langley, WA

The roof job that starts below the shingles

A roof tear-off and remodel is for the roof that needs more than new shingles. We take the old roof off down to the deck and check the framing under it. Then we fix what the old roof was hiding: failed sheathing, damaged rafters, poor venting or a weak underlayment. Some homeowners also change the roofing material or tie the roof into new siding and windows.

If the deck is mostly sound and you want the same kind of roof, a plain roof replacement is enough. A remodel is for when the trouble runs deeper, or when the roof itself is changing. Based in Langley, we bring 30-plus years of building and roofing experience on the island to every remodel. Call or text (360) 544-9655 for a free estimate.

What We Handle

  • Full roof tear-off down to the deck, with the framing checked underneath
  • Failed or rotted sheathing replaced, with broken-down OSB swapped for plywood
  • Rafters, eaves and overhangs repaired or re-framed where they have failed
  • Roof ventilation corrected so moisture can leave the attic
  • Ice and water barrier and breathable underlayment for wind-exposed and waterfront homes
  • Asphalt shingle roofs changed over to standing-seam metal with Nu-Ray Metals panels
  • New CertainTeed Landmark, Landmark Pro or Presidential Shake TL shingles
  • Roof work tied into new siding and windows while the exterior is open

When does a Whidbey Island re-roof turn into a roof remodel?

Frequent leaks or water stains inside the house say a roof needs more than another repair. So do damaged or missing shingles and repair after repair. Storm or wind damage is another sign, and so is a roof 20 or more years old.

Those signs can lead to a plain replacement or to a remodel. The difference usually sits under the shingles. Sheathing that has failed across whole sections calls for a remodel. So do a sagging roofline, rotted rafters or eaves, and a roof that cannot breathe.

Sometimes the remodel is a choice you make. Trading asphalt shingles for metal roofing is one. So is a new roof that goes on with new siding and windows at the same time.

What a roof tear-off uncovers and what we fix

Once the old roofing is off, we can see the deck and the framing under it. Failed sheathing comes out, in whole sections where needed, and broken-down OSB is replaced with plywood. Rotted rafters, eaves and overhangs get repaired or re-framed. Where rot has spread into the walls, we handle the wood rot repair too.

Then we look at how the roof breathes. Warm, moist air from the house can condense on a cold roof deck. Good attic ventilation keeps air moving and helps prevent the moisture buildup that can lead to mold and rot. We correct the ventilation so that moisture has a way out.

Wind and rain hit hardest on the south and west sides of Whidbey Island. On exposed and waterfront homes, we upgrade the underlayment with ice and water barrier. A breathable underlayment lets moisture pass through, which helps the deck dry. Our roofing crew builds these roofs with proven underlayment and high-wind-resistant systems.

A beachfront roof remodel with new siding and windows

A beachfront building on Shore Avenue shows how far a remodel can go. It was badly damaged because there was no vapor barrier or proper underlayment under the original siding. OSB had been used instead of plywood, and it had broken down. We replaced all the failed plywood and much of the framing, plus the heavily damaged south-facing siding.

For the roof, we upgraded to a Nu-Ray 24-gauge Ocean Guard metal roof. Ice and water shield went down beneath it to protect the new CDX plywood. New energy-efficient windows went in, and the siding was redone in sanded shingles with woven corners.

Breathable membranes went behind the siding, with waterproof flashing at the vulnerable points. That lets the wall shed water and still dry out. Waterproofing matters most on exposed beachfront sites such as Shore Avenue. If the walls are open too, the roof ties into siding installation and window replacement in one project.

What is the difference between a roof repair and a roof remodel?
A roof repair fixes a specific problem, like a leak or a damaged area. A roof remodel is a more complete upgrade. It can mean new roofing materials, better ventilation or changes to the structure. Our inspection tells you which one your roof needs.
How does a roof remodel work?
It starts with a roof inspection and a consultation about your goals. Next comes a custom plan and a free estimate, then material selection. The crew does the remodel, and the job ends with a final walkthrough and clean-up.
Can I stay in my home during a roof remodel?
In most cases, yes, you can stay in your home during the remodel. The tear-off is loud, so plan around the noise.
Which roofing materials can I pick for a roof remodel?
For metal, we install standing-seam roofs with panels from Nu-Ray Metals, a Washington manufacturer. For asphalt, we use CertainTeed Landmark, Landmark Pro and Presidential Shake TL shingles. You can compare every shingle color on our shingle color page. We help you select the right roofing product for your home.
What does a roof tear-off and remodel cost?
Price depends on the roof's size and pitch, the material you pick and how much structural work it needs. Some of that only shows once the old roof is off. We price the job after the inspection, and the estimate is free. Call or text (360) 544-9655 and we will get back to you.
Do I need a permit for a roof tear-off in Island County?
Island County says new and replacement roofing projects require a building permit. Building inspection requests go through the county's online Public Portal. Inside a city or town, or on the mainland, check with the office that covers your address. Tell the permit office about any framing changes.

They installed a new metal roof on the house we purchased and were able to start quickly which meant it was nearly done by the time we moved in. We had a great experience working with Jeff who was very helpful with suggestions on some cosmetic changes we made and the entire roof and gables came out nicely. Very pleased with this company and would recommend them to anyone on Whidbey looking for roofing or siding work.

Whidbey Roof and Siding did an outstanding job. Very professional! No playing games came in with the lowest bid. We did run into a few surprises, but Jeff was very clear and transparent about what it would take to correct the issue. Very glad I had someone who could deal with the issues. As one recent visitor said the skylight looks like it was here all along and not an after thought addition. Highly recommend
