A roof replacement means the old roof comes off down to the bare deck. We pull the shingles and old underlayment, check the plywood, and replace what has gone soft. Then the new roof goes back on: underlayment, ice and water barrier, flashing, venting and new shingles. When the framing, the venting or the roofing material has to change too, that is a tear-off and roof remodel. Our crew is based in Langley, so there is no ferry wait to get to your house.

Asphalt shingles wear from the top down. The granules wash off and the shingle underneath goes brittle. Edges curl or cup, and the corners lift in wind. Once a roof is 20 years or older, that wear usually shows up all over at once.
Moss is the other one here. It grows on shaded, north-facing planes under big firs and holds water against the shingles. The granules go first, then the mat underneath. Fir needles do the same where they pile up in a valley.
One leak in one spot is often a flashing problem, and roof repair fixes it. Leaks in several places, on a roof that old, usually mean the roof is finished. We look at the whole roof and tell you which one you have.
We start by covering the ground, the plants and the siding below the eaves. The old shingles and underlayment come off in sections and go straight into the truck. That gets us to bare plywood, where we see what the old roof was hiding.
Soft or rotted decking gets cut out and new sheathing goes in first. Rotted fascia and trim at the eaves get replaced too, as part of our soffit and fascia repair. Rot further in gets the same wood rot repair we do on the rest of a house. Then the underlayment goes down, with ice and water barrier at the eaves, valleys and penetrations.
Flashing is next: step flashing at the walls, new pipe boots, and metal at the chimney and skylights. Then the shingles, the ridge vent and the ridge cap. If new gutters and downspouts are part of the job, they go on after the roof edge is done. We clean up the site, pick up the nails and haul the old roofing away.
Island County design criteria list a basic wind speed of 97 mph, with topographic effects on top of that. On a bluff or an open waterfront lot, the roof edges take the worst of it. Starter strip runs at the eaves and rakes, and the shingles get the nailing pattern the maker calls for.
The county table does not require ice barrier underlayment here. We run ice and water barrier at the eaves and in the valleys anyway. On this island it is wind-driven rain that gets under shingles. Venting works the same way: a roof that breathes dries out between storms.
Landmark and Landmark Pro are dimensional shingles, so the roof reads with shadow and depth. Presidential Shake TL is a triple laminate, made to look like hand-split wood shakes. Color is the part most people sit with longest, and that is time well spent.
