Most exterior remodels here are built around a roof. From there it picks up the parts the roof touches: fascia, soffit, roof edge and gutters. New gutters and downspouts go on after the fascia is solid, so they hang on wood that will hold them.
Walls come next. That means window replacement and new exterior doors, then siding, trim and corner boards over a fresh weather barrier. Windows and doors go in before the siding, so the flashing laps the right way. The trim then sits tight against the new frames.
The rest gets folded in while we are already set up. Skylights, a patio cover, a carport roof, a new entry door. Doing them in the same project saves setting up for the same wall or the same roof plane twice.
The order matters more than most people expect. Gutters come off before fascia work. Fascia and soffit get replaced while the roof is off, not after new roofing is nailed down. Siding goes on after the windows, the doors and the weather barrier are in.
Rot is the part that moves a schedule. We open the trim and sheathing first to find where the water got in. That gets fixed before anything new covers it. On island homes the soft spots are usually fascia, window sills and the bottom of the siding.
Once the order is set, the job runs in one pass instead of a string of separate visits. We keep the site picked up as we go and haul the old roofing, siding and trim off the property. Paint and stain on new trim gets matched to what is already on the house.
A stone-faced house on the island got a new dark grey standing-seam metal roof. A long patio cover went up along the front of the house in the same project. It carries a heavy new beam at the outer edge, painted framing and clear corrugated panels. Daylight comes down to the flagstone patio and the drive underneath.
Patio covers and carport roofs come two ways. Metal panel, which matches a metal roof on the house, or clear polycarbonate panel, which keeps the light. Either one needs a frame that is sound, so posts, beams and rafters get checked before panels go on.
Wet weather from fall through spring, salt air and wind off the water are hard on an exposed structure. Island County design criteria list a basic wind speed of 97 miles per hour, and terrain can push it higher. Bluff and waterfront lots take the worst of it.
