Door replacement is what you need when an entry door sticks, leaks or lets the wind through. We install front and back entry doors, sliding and French patio doors, storm doors and shop doors. The door is the easy part. What keeps weather out is the sill pan, the flashing and the seal at the frame. We take the old unit out, then check the framing and the subfloor for soft wood. Rot at the sill or jamb gets cut out first, the same wood rot repair we do under trim.

Doors tell you before they fail. The bottom of the jamb goes soft or dark. Daylight shows along the top or the latch side. The deadbolt stops lining up with the strike, and the door needs a shoulder to close.
In the wet months a swollen door sticks, then swings free again in July. That is the frame moving with the water it holds. New weatherstripping and a hinge adjustment fix a door that is otherwise sound. Once the sill and jamb are wet, the whole unit needs to come out.

Whidbey Island gets rain most of the year, with the wet season running roughly October through April. Wind pushes that rain sideways on bluffs and waterfront lots. Island County uses a basic wind speed of 97 mph in its design criteria. A door on the south or west wall takes the worst of it.
Wind-driven rain finds any gap where water can sit. A threshold with no pan under it lets that water reach the subfloor. Salt air adds to the problem near the water, pitting hinges, sweeps and lock hardware. Under big firs, shade keeps the trim damp long after the rain stops.

On install day the old unit comes out and the opening gets inspected. Rot comes out, the framing is squared up, and a sill pan goes down. The new pre-hung unit is shimmed plumb and level, then fastened off. Flashing laps over the weather barrier so water runs down and out.
The gap around the frame is insulated and sealed, and the threshold is set. Trim goes back on inside and out, and cut siding is patched to match. Hardware is fitted and the door is adjusted until it shuts tight. The old door and packaging leave with us.
