Patio Covers · Langley, WA

Island-based patio cover builders for the rainy months

We build new patio covers on homes across Whidbey Island, Camano Island and the Skagit side. We also re-roof and rebuild old ones. Some are covered patios off the back of the house. Others are carport roofs over the driveway, or a lean-to porch roof over a door or a walkway.

The roof goes on in clear or tinted polycarbonate panels or in standing-seam metal panels. A metal cover can match a house that already has metal roofing. Flashing ties each cover into the house wall or the roof edge, and a gutter runs along its low edge. We are based in Langley, and estimates are free: call or text (360) 544-9655.

What We Handle

  • New attached patio covers and covered patios off the back of the house
  • Carport covers and carport roofs over the spot where you park
  • Porch roofs and lean-to covers over a door or a walkway
  • Clear or tinted polycarbonate panels, fastened through holes drilled a little oversize
  • Standing-seam metal panels from Nu-Ray Metals
  • New posts and beams, with flashing where the cover meets the house
  • A gutter along the cover's low edge to carry the rain away
  • Rotted posts, beams and fascia replaced before an old cover is re-roofed

Covered patios built for Whidbey Island weather

The Olympic Mountains put Whidbey in a rain shadow. Even so, some rain or snow falls on about 120 days a year in Island County. The rainy months run from fall into spring. A covered patio stays dry through them, so it gets more use.

Wind off the water is the other half of island weather. It drives rain in at the open sides, and it can get under a cover and lift at the panels. So every panel is fastened down to the frame, and an attached cover's frame ties into the house.

Slope matters too. Rain needs a clear run to the low edge, where the gutter catches it. Fir needles and moss sit longer on a low-slope cover and hold water against it. On a new cover, we set the pitch to keep water moving to the gutter.

Polycarbonate or metal: which patio roof fits your home?

Clear polycarbonate panels let daylight through to the patio. Tinted panels come in shades that let through different amounts of light. One of our photos shows blue-tinted panels on a new frame, seen from below. Under big firs, needles and moss on a clear roof will show from underneath.

Polycarbonate expands in the heat and shrinks in the cold. So each screw goes through a hole drilled a little larger than the screw. That gives the panel room to move. On panels with UV protection on one side, the marked side faces out toward the sun.

A standing-seam metal patio roof gives full shade and can match a metal roof on the house. The panels come from Nu-Ray Metals, a Washington manufacturer. A brown cedar home in our photos got a grey-green standing-seam metal roof plus a matching carport roof.

Re-roofing an old carport roof or porch cover

Water finds the weak spots in an old cover: the posts, the beams and the fascia along the edge. An old cover can look fine from below while that wood goes soft. Rotted wood gets cut out and replaced, the same work as our wood rot repair on houses.

One customer's custom carport and patio cover runs the length of their home. It needed new polycarbonate roofing, and dry rot had reached some of the wood holding it up. The part that needed replacing turned out to be one-half of the whole cover structure.

We rebuilt that half and re-roofed the cover. We also checked the rest of the structure for integrity and painted it. At our suggestion, the fascia went back in a better material. Their Google review says we were "very good with cleanup and hauling out the old materials."

FAQ

Patio Covers Questions, Answered

Common questions about patio covers across Whidbey Island, Camano Island and the Skagit side. If yours is not here, call or text and ask.

Call (360) 544-9655

Can you build a cover over the patio I already have?
Yes. The cover goes over the patio or walkway that is already there. New posts and beams carry it, and flashing ties it into the house. The roof goes on in polycarbonate or standing-seam metal.
Can a patio cover attach to my house?
Yes. An attached patio cover ties into the house wall or the roof edge. Flashing at that joint keeps rain from running down behind the siding, where it can rot the wall. The right tie-in depends on how your house is built, and we look at that during the estimate.
Can you replace the panels on my old patio cover?
Yes. The old panels come off, and we check the posts, beams and fascia for rot. Sound wood stays, and rotted parts get replaced before the new panels go on.
Can you build a patio cover when you replace the roof?
Yes. When a cover is part of a bigger roof, siding or window job, we plan it as exterior remodeling. That puts the work on one schedule with one contractor.
Do I need a permit for a patio cover in Island County?
Island County says new and replacement roofing projects require a building permit. The county accepts new accessory structure building permit applications in person and through its online Public Portal. Building inspections are requested through that portal too. Rules vary by project, so check with the office that covers your address.
How much do patio covers cost?
The price comes down to the size of the cover and the panel you pick, polycarbonate or metal. A new cover adds posts and beams, while a re-roof turns on how much rot the old frame has. The tie-in to the house and the gutter matter too. Call or text (360) 544-9655 for a free estimate, and we will get back to you.

They installed a new metal roof on the house we purchased and were able to start quickly which meant it was nearly done by the time we moved in. We had a great experience working with Jeff who was very helpful with suggestions on some cosmetic changes we made and the entire roof and gables came out nicely. Very pleased with this company and would recommend them to anyone on Whidbey looking for roofing or siding work.

Whidbey Roof and Siding did an outstanding job. Very professional! No playing games came in with the lowest bid. We did run into a few surprises, but Jeff was very clear and transparent about what it would take to correct the issue. Very glad I had someone who could deal with the issues. As one recent visitor said the skylight looks like it was here all along and not an after thought addition. Highly recommend
